The LLV Board of Directors meets on the third Thursday of each month from 6:00-8:00 pm. Meetings are a hybrid format where homeowners can either meet in the clubhouse or use Zoom.

Do you want new windows? Do you need a radon mitigation system? Per LLV covenant rules, you need to fill out an architectural request before making any changes to the outside of your home. The request form can be found by logging into the HOA Community Portal or by clicking here.

Neighbors have requested that the LLV Board of Directors establish a method whereby LLV residents can support our community by sharing their experiences with locally own businesses. Mom-and-Pop enterprises are at a high risk of not surviving the challenges posed by the events of 2020.

The LLV Board of Directors has approved such posting to the Community Bulletin Board page on the LLV website. We insist that this be a respectful LLV community resource. In that regard, we put forth the following guidelines:

  • The intent is to connect our LLV community with good locally-owned businesses.

  • NO anonymous postings.

  • NO unprofessional trashing of a business. If you have an issue or concern with a local business, please give them the opportunity to make amends. If that did not or does not work, please use calm, rational language to describe the situation and your attempts to get it resolved.

  • NO third-party comments. Stick to your own personal experiences with the business.

Aeroseal of Colorado specialized in air duct cleaning and sealing. I emphasize sealing. They have the process whereby they pump non-toxic aerosolized glue through your duct system sealing leaks. I recently completed the process along with repairing a number of heavily damaged ducts and gained a 62% increase in efficiency of my duct work. Before having this done, I was losing 622 cubic feet per minute of air flow through my duct work that has now been reduced to 28 cubic feet per minute. I was very pleased. HouseKeeper / Cleaning Lady

Katerina has some openings in her schedule and is looking for new clients. She has worked for us (David & Carol Anderson) for several years and is very reliable and absolutely wonderful. I have used Tyler on several occasions from simple electrical outlet installation to more complex diagnosis issues. He also replaced my entire electrical breaker box. This space will be used to frequently update residents with topical information as diverse as major projects, temporary issues such as water or power outages, energy saving tips, seasonal fauna and flora observations, and even important reminders to change the batteries in your smoke detectors.  Don't forget to check the bar at the top of every page on this site for critical alerts and notifications.

friendly reminders

  • SEWER SYSTEMS: PLEASE DO NOT FLUSH ANYTHING BUT TOILET PAPER DOWN THE TOILET. If you are concerned about not having enough toilet paper and plan to use sanitary wipes, baby wipe, so called “flushable” wipes, paper towels, or anything other than toilet paper, DO NOT FLUSH THEM! Even though the package may say “flushable”, they are not. Our fragile sewer system cannot handle anything except waste and toilet paper. As we’re sure you will agree, our community cannot afford another special assessment, which would be required if we need repairs.

  • RENTALS: As a reminder, all units must be owner-occupied and there is a rental waiting list.

  • We have noted a dramatic increase in the number of unapproved items places by owners in the common areas. Examples include yard signs, artificial plants, and flowers. Please remove them.

  • We ask that all pots on patio walls be placed in a drip tray that is adequately deep to keep water off the wall to avoid damage to the wall caps which then requires maintenance expenditures.

  • Patios are not to be used for storage.

  • The LLV Clubhouse is available for reservations for homeowners to use for small gatherings. Any homeowner in good standing may reserve the clubhouse by contacting Jessica Budahn (10452B). Please enjoy the “spruced" up” space!

    • When contacting Jessica, please include the following: date and time. The time should include set-up and clean-up time. For example, if your event is from 2-4 pm and you need 30 minutes for set-up and clean-up, you would request the use of the clubhouse from 1:30-4:30 pm.

    • Jessica will provide you with the key.

    • A deposit of $50 is required and will be returned to you after your event if there is no damage to the clubhouse and it is left clean and tidy. You may leave a check with Jessica.

    • There are cleaning supplies under the sink and a broom and mop in the storage room.

    • Please return the key to Jessica as soon as possible after your event.

Homeowners Proof of insurance

Please note that all homeowners are responsible for furnishing updated proof of insurance to the CMS management office.

Community News

City of Lakewood Older Adult Services - Provides programs and support for ages 55+. Classes and drop-in activities, day trips, outdoor recreation and special events are just some of the ways to get involved. Transportation services, a lunch program, and community resource assistance are also offered.

Little Lending Library - The Little Lending Library is available to our community at all times. If you have a book you’ve read and need another one, please feel free to leave a book to share and take a book to read. The Little Lending Library is located across the deck from the clubhouse entrance.

Air & Furnace Filters - As a general rule, you’ll want to replace your air filters and furnace filters in your home every 90 days.

Smoke Alarms/Detectors
- Test your smoke alarms/detectors once a month. Replace batteries annually. A good rule of thumb is to replace batteries when daylight savings time ends, which is November 2, 2021.
