SEWER SYSTEMS: PLEASE DO NOT FLUSH ANYTHING BUT TOILET PAPER DOWN THE TOILET. If you are concerned about not having enough toilet paper and plan to use sanitary wipes, baby wipe, so called “flushable” wipes, paper towels, or anything other than toilet paper, DO NOT FLUSH THEM! Even though the package may say “flushable”, they are not. Our fragile sewer system cannot handle anything except waste and toilet paper. As we’re sure you will agree, our community cannot afford another special assessment, which would be required if we need repairs.
RENTALS: As a reminder, all units must be owner-occupied and there is a rental waiting list.
We have noted a dramatic increase in the number of unapproved items places by owners in the common areas. Examples include yard signs, artificial plants, and flowers. Please remove them.
We ask that all pots on patio walls be placed in a drip tray that is adequately deep to keep water off the wall to avoid damage to the wall caps which then requires maintenance expenditures.
Patios are not to be used for storage.
The LLV Clubhouse is available for reservations for homeowners to use for small gatherings. Any homeowner in good standing may reserve the clubhouse by contacting Jessica Budahn (10452B). Please enjoy the “spruced" up” space!
When contacting Jessica, please include the following: date and time. The time should include set-up and clean-up time. For example, if your event is from 2-4 pm and you need 30 minutes for set-up and clean-up, you would request the use of the clubhouse from 1:30-4:30 pm.
Jessica will provide you with the key.
A deposit of $50 is required and will be returned to you after your event if there is no damage to the clubhouse and it is left clean and tidy. You may leave a check with Jessica.
There are cleaning supplies under the sink and a broom and mop in the storage room.
Please return the key to Jessica as soon as possible after your event.

Please note that all homeowners are responsible for furnishing updated proof of insurance to the CMS management office.
Community News
City of Lakewood Older Adult Services - Provides programs and support for ages 55+. Classes and drop-in activities, day trips, outdoor recreation and special events are just some of the ways to get involved. Transportation services, a lunch program, and community resource assistance are also offered.
Little Lending Library - The Little Lending Library is available to our community at all times. If you have a book you’ve read and need another one, please feel free to leave a book to share and take a book to read. The Little Lending Library is located across the deck from the clubhouse entrance.

Air & Furnace Filters - As a general rule, you’ll want to replace your air filters and furnace filters in your home every 90 days.
Smoke Alarms/Detectors - Test your smoke alarms/detectors once a month. Replace batteries annually. A good rule of thumb is to replace batteries when daylight savings time ends, which is November 2, 2021.
